Many areas of Northwest Georgia are eligible for USDA financing. This provides the opportunity for buyers in rural and some suburban areas to purchase a home for as little as zero down. USDA loans are guaranteed by the USDA Rural Development Guaranteed Housing Loan Program which is part of the U.S. Department of Agriculture. USDA loans often have lower interest rates than other loan products. There are income limits on USDA loans that vary by location and household. Rome and Floyd County have some great public schools but I often get asked about what private school options there are.
Probably the most well-known is Darlington, which has been an anchor in Rome for over a hundred years. Darlington is a co-ed, independent boarding and day school for students in pre-K through high school. The school boasts a 100% college acceptance rate and provides a variety of sports and art programs. Darlington’s ACT and SAT scores were above the local, state, and national averages in 2022. Darlington is a great choice for any parent who wants their student to grow academically and creatively. Darlington School website
If you’re looking for a faith-based approach to your child’s education you should consider Saint Mary’s Catholic School. At Saint Mary’s students grow not only academically but spiritually. Something that impresses me about Saint Mary’s is that it has a strong tradition of community service, with students actively involved in various outreach programs. I also love that it’s in the beautiful Old East Rome neighborhood. Saint Mary’s Catholic School website
Unity Christian School also has a 100% college acceptance rate and is pre-K – 12th grade. Unity had ACT and SAT scores above the local, state, and national averages in 2022, and The Unity Football Team was the 2023 GAPPS state champions. With an average class size of 15 students, Unity provides a challenging curriculum with a Christian focus and offers a variety of extracurricular activities, including 17 different sports. Finally, there is the Berry College Elementary and Middle School. Located on the Berry College campus, this school offers an excellent education to students in grades K-8. Berry College Elementary has an average class size of 14-20 students. My favorite part is how BCEMS combines the resources of Berry College with talented faculty and staff to provide a great education for their students.
A cash-out refinance is a financial transaction in which you refinance your existing mortgage for an amount greater than what you currently owe on your home. The difference between the new loan amount and the existing mortgage balance is received in cash at closing. This option allows homeowners to tap into the equity they’ve built in their homes.
Before considering a cash-out refinance, you need to have sufficient equity in your home. Equity is the difference between the current value of your property and the outstanding balance on your mortgage.
The lender will typically require an appraisal of your home to determine its current market value.
If approved, you will receive a new mortgage with terms that include the additional cash you want to take out. Once the refinance is complete, you receive the cash difference between the new loan amount and your existing mortgage balance. You can use this cash for various purposes, including real estate investing.
Between the Rivers gets its name from its location between the Oostanaula and the Etowah rivers. The neighborhood is known for its stunning views of the Clocktower and Downtown Rome.
One of the things that makes Between the Rivers is its proximity to restaurants and retail. The neighborhood has sidewalks and tree-lined streets that are perfect for outdoor activities.
Another thing that makes Between the Rivers special is its historic homes. Many of the houses in the neighborhood were built in the late 19th and early 20th centuries and have been lovingly restored to their original beauty. The neighborhood is also home to several beautiful churches and historic buildings.
Whether you’re looking for a place to raise a family, retire, or just enjoy the beauty of a historic neighborhood, Between the Rivers has something for everyone. Come see for yourself why Between the Rivers is one of Rome’s most popular neighborhoods. Let me show you around!
I’ve seen a lot of strange things in my 19 years of real estate but I have two that stick out in my mind as being pretty high up on the crazy list:
Number one is the time I sold a grow house. This was in 2013 an underground house in Stone Mountain and I will never forget the address-It was 4125 Rue St. Michel. It had this gutter system inside to collect rainwater from the roof and ductwork running all through it and you could see the outline of where all the plants had been sitting throughout the house. You could literally walk out on the roof and there was grass growing. You can look it up now and the house looks nothing like it did back then but it has quite the history behind it.
The second one that comes to mind is the time I sold a house that had another house attached to it. This was a 1960s ranch where the owner had started building a new construction home on the same lot and then attached it to the old house by an awning but without a walkway or doors. The main house which was smaller than the addition had all these crazy wallpaper colors throughout. I was never really clear on why the owner did that but I have yet to see anything else quite like that. If you enjoyed hearing about these houses, don’t forget to subscribe to my YouTube Channel to catch the other crazy stories I share.
